New Condo Law for Vermont went into effect on January 1, 2012 – The new condo laws went into effect New Year's Day in the state of Vermont. Your Association has already made many changes over the past 6 months to conform to the new law. The new law provides for greater disclosure to homeowners regarding the activities of their Board, its Committees and, in turn, their management company. Compared to other associations' by-laws our by-laws, even when they were first written in 1987, provided for much of this disclosure. The most visible change will be that all Association members can attend board meetings. We have provided a webcast platform for members to attend by either telephone or webcast via their computer. For efficiency, an abbreviated version of Roberts Rules of Order will be need to be strictly enforced at all meetings. All homeowners will be notified by email at least 10 days in prior to a Board Meeting. Should a homeowner wish an item discussed by the Board, they must submit it in writing (email preferred) to the Association Secretary seven days prior to the meeting in order for it to be placed on the agenda. You must include your full name and unit number on all correspondence and any backup material you feel necessary to submit. It would also be prudent to contact a Board member to sponsor the item on the agenda. On this website, go to the member's area (password required) to view the meeting date, the agenda and any supplemental information pertaining to that meeting. For the complete new Vermont Condo Law, go to the State Of Vermont - Legal Resources Site. The section is 27A, Article 3. Most find it very difficult and confusing to understand, so don't become discouraged as you review it.

Entrance Sign Project – The Board has planned for a new entrance sign, one that will not be so maintenance intensive as the present sign.  The New sign will be out of stone with pin mounted extruded letters on the stone.  You can find a photo of what the sign will look like in the capital projects area.

Wood Shed Replacement Project – Instead of repairing the woodsheds, The Board has planned for new wood sheds to be built which will incorporate a bench to wait for the Base Lodge Bus.  The design will have the wood accessible from the side facing the buildings as the present design has the wood accessible from the parking lot side.  The present design encourages theft of fire wood, which has been witnessed over the past few years.  The design of the wood shed can be found in the Capital Projects area of this site. 

Hallway Renovation Project (Hallway repairs/upgrade) – We are underway in the repair of any damage to the hallway walls.  The unit doors are also scheduled to be painted, and new unit numbers to be installed.  This project will be worked on throughout the summer, and updates will be posted on this page.  

Condo Management -- The Contract we have with  TPW, our management company is due for renewal in September of this year.  The Board is reviewing proposals for the renewal of the TPW contract or a contract from one of the other management companies.

Heat Instructions -- for the maximum efficiency in heating your unit, please follow the manufacturers heating instructions.
