Replacement
In the process of repairing the damage to the
building structure, it was
discovered that some of the windows on six of the
units had damage in several areas and the cost of repair
outweighed the cost for a new window. It was
decided by the association board that it was imperative
to replace these windows. If left, they could cause
further damage to that unit or to units below.
Other windows with only slight damage could be
repaired and do not need replacement.
Unfortunately, windows are
the responsibility of the homeowner and the cost of the
replacement has to be borne by the
homeowner. However, since this is being done
during the major project, the homeowner will only be
charged for windows at cost but not for
the labor.
In the decision process, architects, engineers
and window manufacturers' representatives were
consulted. The location of these windows are on
the bump-outs on the rear of the building.
