RENTER/LEASE RULES AND REGULATIONS
I.
NOISE
No
renter or lessee or their guests shall permit any
noise(s) that will disturb or annoy the occupants of any
other unit nor permit anything to be done which will
interfere with the rights, comfort, peaceful enjoyment
of the other Unit Owners.
Quiet hours shall be from 10PM to 7AM inclusive.
II. OCCUPANCY
No more than six (6) adults may inhabit or reside
in any rental unit at any time.
III.
GARBAGE/FIREPLACE ASHES
Renters or Lessees shall remove all garbage and trash
from said unit and it shall be deposited in the garbage
containers provided for this purpose and not be left in
the unit, hallways or other common areas for disposal.
ASHES: A
metal container (can) is
provided for the safe disposal of fireplace ashes.
It is located behind the utility shed and is
marked “ASHES”.
Please place your ashes in this container for
safe disposal.
Do not place your ashes on decks or balconies or
in any garbage container.
IV.
PETS
No
renter or lessee shall bring any type of domestic animal
including dogs, cats, rodents, birds, etc. into any
VPCOA unit which they have rented or leased.
V.
GRILLS
NO
grills of any kind or flammable fuels are allowed to be used on decks or
stored in the interior of any unit or common area.
A $250.00 fine plus alls fines charged to Vantage
Point Condo Association by the State will be accessed
to the responsible party for each occurrence.
VI.
PARKING/VEHICLES
There are two parking places allowed per unit.
Renters or Lessees shall park only their personal
vehicle, whether an automobile or truck, as close as
possible to the unit that they are renting/leasing. Each
vehicle parked shall display the Vantage Point Parking
tag hung from the rear-view mirror. No ATV’s,
snowmobiles or other such vehicles shall be allowed to
park in a space.
Any motorized vehicles of this type are not
permitted to be operated within the confines of the
VPCOA property.
VII.
SPEED LIMITS
There is a 10MPH speed limit on all VPCOA
roadways.
VIII.
OTHER VEHICLE GUIDELINES
a)
No automotive repairs of any kind may be
performed in any parking areas or spaces.
b)
All automobiles/trucks must enter the premises
under their own power and cannot be towed or pushed.
c)
Parking or storage of campers, recreational
vehicles, commercial vehicles or any type of heavy
construction equipment on the premises is prohibited.
d)
No unregistered or abandoned vehicles shall be stored on
the Vantage Point property.
The police will be notified or such vehicle
whereby the vehicle will be towed away at the owner's
expense.
IX
REPORTING OF VIOLATIONS OF RULES AND REGULATIONS
Any
Unit Owner, their guest, renter or lessee or any member
of the Management Company may report an alleged
violation of the Rules and Regulations.
The procedure shall be to contact the Management
Company immediately by phone and, if necessary, in
writing with a description of the violation.
In case of an emergency caused by a violation,
the unit owner, guest, renter, lessee, or management
company employee may contact the Winhall Police
Department first then advise the Board or management company by telephone or any
means necessary to report the violation if it is felt
that there is immediate danger to life or property.
X.
ENFORCEABILITY
The
Management Company has the full backing and support
of the Board of Directors to act on their behalf to
protect and preserve the VPCOA property.
XI.
FINES, PENALTIES, ASSESSMENTS
Any
violation of any or part of the above Rules and
Regulations can result in a fine, penalty or assessment.
These conditions will be determined at the sole
discretion of the Board of Directors as to the severity
of the violation and the appropriate action.
All action taken by the Board of Directors shall
be deemed final.
REMEDIES
The
alleged violator(s) of a Rule or Regulation may seek the
remedy of a hearing in which to explain the situation to
the Board of Directors.
If such a hearing is desired, the alleged
violator shall notify the Board of Directors in writing.
The Board of Directors will then either deny or
accept the request for a hearing and notify the alleged
violator of its decision.
If a hearing is granted, the alleged violator may
present their facts to the Board of Directors for
consideration.
The Board will weigh the facts of the violator
and the accusatory party and make a determination which
will be considered final.
A copy of this decision shall become a permanent
part of the records of the VPCOA.
SUBSEQUENT VIOLATIONS
Any
repeat or subsequent violation may be referred to the
attorney for the Board of Directors.
